TECHNICAL SPECIFICATION for PORT
CYPRIUM RESIDENTIAL BUILDINGS
The mainframe of the houses is a structure of reinforced
concrete continuous cross beams filled with Ytong or similar material for
structural strength, soundproofing and insulation.

The 2 bedroom houses boast an
area of 109 mē (totally enclosed i.e. not including balconies or terraces)

The 3 bedroom houses boast an
area of 170.5 mē (totally enclosed i.e. not including balconies or terraces)
3.
The main entrance and steps
to the staircase shall be covered with Travertine. The balustrades shall be
decorative wrought iron capped with a wooden polished handrail.
4.
“Wet” areas such as the
kitchen, bathrooms and toilets, shall be covered with ceramic tiles in
accordance with Turkish Standards (TSE). Bathroom and toilet walls shall be
covered from floor to ceiling whereas the kitchen shall be tiled with ceramics
around the sink as well as between the high and low cupboards. Bathrooms will
be fitted with a choice of Vitra, Kale Seramik or Toprak Seramik (quality
Turkish brands) toilet, shower and bath units including stainless steel taps,
towel rails, toilet-roll holders, vanity mirror, shelves and mirror light. Each
bathroom shall be fitted with the units in accordance with the project
drawings.

Bedrooms and living room
shall be covered with laminated parquet flooring. Corridor floors shall be
covered with Travertine and balcony floors shall be covered with ceramic tiles
in accordance with TSE (a choice will be available to choose from)
6.
Internal walls shall be plastered
using two layers of satin plaster followed by a finishing water based painted
surface.
7.
External walls shall be
covered by three layers of plaster followed by an acrylic paint suitable for
external use.
8.
Living rooms will have an
open log burning fireplace complete with external chimney stack. The mantle
peace shall be a polished dark wood.
9.
Internal doors shall be
pressed American standard doors. Door fittings shall comply with TSE.
10.
Main entrance door shall be
solid wood of durable quality – mahogany or similar.
11.
All windows shall be Pakpen PVC
and double glazed, TSE-ISO 9002. Please visit www.pakpen.com. All shutters shall be wood of
durable quality. Choice of three colours – blue, green or natural wood.
12.
Master bedroom shall have
fitted wardrobes of laminated wood.
13.
Kitchens are Lykos’s

14.
Kitchen appliances shall
include eye-level Ariston refrigerator, Model No. BCS 311 VT, Ariston cooker,
Model No. PH 640 oven, extractor, washing machine and Ariston microwave, Model
No. MW 222. Ariston dishwasher, Model No. LVZ 680 DUO, is available as an
additional option.
15.
Potable water storage tanks;
2 ton PVC buried out of sight outdoors shall be connected to a 1-ton PVC
storage tank installed in the loft area. A relay of pressure switches and pumps
shall be an integrated overall water supply system
16.
Solar panels shall be flush
with the roof tiles.
17.
The roof shall be pitched as
shown on the project images and covered with weathered “Braas” Diva earth-colour
Roman tiles (not normally available in Cyprus). For details please visit www.braas.com.tr
18.
The loft shall be accessible
through an opening from the upstairs corridor.
19.
Electrical installations
shall conform to British Standards including all sockets supported by an ISO
9001 Certificate
20.
Climate control of suitable
rating shall be fitted to each bedroom and living room.
21.
Television points shall be
installed in all rooms except for bathrooms and toilets.
22.
Wireless Broadband internet
connections shall be installed in the gallery.

Under floor heating
(optional)
24.
For added safety, if cooking
by gas, the gas bottles shall be housed in an enclosure outside of the building
and inconspicuous pipes will deliver the gas to the cooker.
